Should I buy a house now or wait until summer?

This is a question that gets asked a lot in Minnesota! Who wants to move when its snowing outside?
The answer: First time home buyers! When sellers put their home on the market in winter, its because they have to buy. First time home buyers are usually either renting or living with family so they don't have to buy now. When a seller has to sell and a buyer can chose to buy or walk away then the buyer has the power during negotiations.

A market analysis is a tool used to determine the current market value of a home. This is useful for both buyers and sellers. Sellers can use it to determine what they should price their home at to sell it quickly. Buyers use it to determine what price they should pay for a home.
Real estate agents study the activity in the market within the last 30 days and compare homes to determine their current market value.

Are multiple offer situations bad for a buyer?

Multiple offer situations are not always bad for a buyer. Don't just walk away from a property just because its in multiple offers. Here are some great questions to ask your real estate agent.

1. Why is it in multiple offers?
Possible answer: Its a pricing strategy by the selling agent. Price the home under market value in hopes that several buyers will make offers. This gets a home sold quickly and it can sometimes drive the price up to market value or even above market value.

2. What is the market value of the property?
Possible answer: Have your agent do a market analysis on the property and determine the actual market value. Then offer below that, but above asking price and you can still get a great deal! Its always great to have instant equity in your new home!

3. What should my max offer price be?
Possible answer: Market value or below if its an investment property. If its your dream home and you have been looking at homes for months and this one is the only one that you love and can see living in for the long term....then go ahead and offer higher than market value. The home will still appreciate in value over the long run. Just stay within your budget!

4. When should I walk away from this property?
Possible answer: Walk away when the price goes over market value and look at other homes. As long as you keep an open mind and willing to compromise-you will find the right house for you at the right time.

Multiple offer situations are not always bad for a buyer. Think positive and use the strengths of your real estate agent.

Is it cheaper to rent or buy?

Its cheaper to buy over the long run because rent prices go up each year while your mortgage payment stays the same. What does a real estate agent do?

1. Determine why you want to buy a home and what your motivation is.
 
2. Work with a loan officer to help determine what you can afford and to get pre-approved for a loan. Often realtors can refer you to a loan officer, but you can also find you own. Loan officers will go over several different loan options and can help you pick the best loan for you.
 
3. Find a realtor to help you find the right home. Make sure you use a realtor and not just a real estate agent. Realtors are members of the national association of realtors and they have full access to all homes listed on the multiple listing service (MLS). Realtors also have high ethical standards they must adhere to in order to maintain Realtor status.
Your realtor will save you time, money, and will negotiate on your behalf. Your Realtor works for you and is paid by the seller.
 
4. Give your realtor your pre-approval letter and let him/her know exactly what you are looking for and what area you want to live in. 5. When you find the right home then its time to make an offer! You decide the terms of the offer, but listen to your realtor's feedback because they know the market. It takes some time to get to closing, because a lot of research is being completed behind the scenes to make sure your new home is free and clear. You will pay closing costs and your realtor can give you an estimate of how much this will cost you.
